Dude - I am the Exec in charge of Mortgage for a Florida Bank.  Those are all in markets we compete in.  So yes- every day lol.
Yeah, it's totally insane. Everyone with money is moving to South Florida. The luxury market ($2 mil and up)  used to be driven 70%+ by foreign buyers. Now it's driven 70%+ by domestic buyers. There's a major repricing shift downwards long-term in Real Estate markets in NYC, LA, Boston, San Francisco, and Chicago- and long-term shift upwards in South Florida. Everyone with money from there is moving here.

I've got my gc license and I have my real estate license. People are buying garbage production homes from GL Homes and Toll Brothers in South Florida for $2-3 million. All day long. Complete garbage production homes with cheap cabinetry and finishes that will completely fall apart in under 5 years. 

People buy complete old pieces of shit houses on the water for $1.5 million just for a 1,500 sq ft dump built in the 60's just to tear down and build new homes or completely gut and and do additions. Working on two houses right now on the water where we're doing serious renovations/additions and talking to three potential customers right now that want to tear down little old pieces of crap and build new modern 4,000-5,000 sq ft homes.

bwar-- how did you end up seasoning, and did the Asian flavors come through okay after final prep?
Just did salt and pepper, and pan fried them in a little oil. Definitely didn't overpower the flavor.

The recipe we were working from was pretty basic. Carrot, bell pepper, green onion, cilantro, and some Thai peanut satay sauce I found at the Asian market. If anything, the peanut sauce was the star of the show. It had a nice heat to it--a little more than my wife likes, in fact--and really good flavor. 

Really nice for a weeknight throw-together dish, especially since I can WFH and prepare the shrimp hours ahead during down time.

I can't really speak to LA or SF proper, but I can say I'm not seeing any downward repricing shift in my neck of the woods in south Orange County. I've been expecting COVID economic effects to bring things down, and yet they're still going up. Anecdotally, I've been hearing the Silicon Valley area (mostly San Jose and the peninsula, not really in tune with SF) is still going up as well. 

Granted, I guess I'm not really looking at the luxury market. I might be missing that. The only time I ever look at the luxury homes is after we go to our wine bar and get wistful about wanting a waterfront home on Lake Mission Viejo--those are still going in the $3-5M range.

Stuff here is crazy, we had our realtor friend over for dinner Monday and I chatted with him about the market.  There are a lot of condos under construction near us and a new large project was just proposed, he said they were all selling quickly, people were jumping to get construction pricing even before they break ground.

Part of it is interest rates of course.  He said single family is the tightest he's ever seen, 30 years in the biz.  Houses routinely got for 10-20% over asking price with 4-5-6 offers.  He said they would sell their house but then what?

The city of Atlanta continues to gain population, which is a reversal of what was happening 30 years back of course.  The city has fewer people than does Nashville.

Home prices are up over 20% YoY in my hood and all over town.  Houses won't sit on the market more than a day or two and get multiple offer bidding wars well over list price, even as list prices skyrocket.

I'm actually thinking I might sell my rental properties and then reinvest when the market cools.

It's a Cobalt 242 with a 5.7 Volvo duoprop drive. Same engine as my last boat, but that one had two.

Don't need a big boat here. That one is in Kenosha.

Cool, I thought it looked like a Cobalt.

Mine's a Cobalt 220 bowrider with the exact same engine and outdrive.  The duoprops make for a really quick holeshot.
