The problem with "luxury" real estate in the San Francisco Bay Area is that the average home price here basically qualifies as "luxury" in most places. $3M in my neck of the woods gets you a reasonably nice 2500 sq. ft., 4/2 with a 5000 sq. ft. lot. But probably not in the "more desirable" parts of town.

And that number has continued to climb throughout COVID.

For long-term investors, I can believe that they think the market has to slow down in our area. That seems logical because the growth has been sustained since 2009, and had recovered from 2008 by about 2010.

I feel very lucky that we bought our home in 2008--when we could barely afford what we got, which was a (moderate) fixer-upper, and only because of the moderate drop caused by the financial crisis.

Nice kitchen. And boat. 

I have a 10x10 high end custom German kitchen if you need it for that boat. It was a display, knocking the building down need to get rid of the shit inside it.

Also got a 43" La Cornue range for the kitchen if you're looking. High-end shit, hand assembled in France.

Home Prices: High demand is met with low inventory and a constrained housing market, driving a sustained upward trend in Atlanta home prices. The result is that the average and median sales prices continue to gain traction and outpace 2020’s figures, with positive gains. The median sales price in January was $309,000, an increase of 17.9% from last January. The average sales price was $379,000, up 17.9% from the previous year.
Housing Supply: The metro Atlanta housing market has been leaning in favor of sellers for several years, and the shortage of homes has been even more acute during this pandemic. Atlanta area housing inventory totaled 8,133 units in January, a decrease of 48.5% from January 2020.
New listings totaled 6,679, down 19.4% from January 2020 and up 27.1% from the previous month. The month’s supply over a 12-month period decreased to 1.2 months, which means sellers still cannot meet buyer demand. Experts consider the market balanced when the number of listings is equal to about six months of sales.

The median sale price was $310K. Sale-to-List Price Ratio was 98.97%, which means that homes in Atlanta sold for very close to their asking prices on average in January. Ideally, a buyer would prefer a sale to list price ratio that’s closer to 90% while a seller would always prefer scenarios that can yield a ratio of 100% or higher.
There are 202 neighborhoods in and around Atlanta, GA where Realtor.com has listings. Morningside – Lenox Park has a median listing price of $812K, making it the most expensive neighborhood. Venetian Hills is the most affordable neighborhood, with a median listing price of $248.1K.

property values are going up everywhere because there's very little inventory. 

I know for example in South Florida there is literally none. It's the lowest number of homes listed for sale on the MLS in at least 13 years. And there is next to no new construction, as there is literally no land. Can't make new land. 

Shit ton of people moving to South Florida + little new construction + lowest number of homes for sale on MLS = crazy high prices. Shit ton of demand, but no supply. And the demand isn't stopping any time soon.

also: price for construction materials were SKYrocketing due to covid- and now with fuel prices going sky high- that's a bad combo. Labor is up too because no one wants to work- everyone getting unemployment sitting on their asses. 

Cost of construction is super high right now.

nothing is put on hold or shut down here- still too much demand and money to be made even with the high material/labor prices.

Induction is the way to go if you can't get gas. Electric sucks. 

I saw you said something about the roof, if you're looking to do a new metal roof- I can put you in touch with a guy who does the fabricates and installs. He only does metal only and don't know if he services all parts of Florida- but his prices just can't be beat by anyone. Just used him on a 5,200 sq ft. home in Delray Beach on the intercoastal and his price was 17k less than every other roofer I had bid the job. 

He has all the machines and buys the metal and makes the roof himself, he's not going through a middle man like just about every other roofer.
