Oh, there are always headaches. Such as if someone--anyone--knew that the owner of "utee94's BBQ" happened to have a couple of hundred million dollars? You'd be an immediate target for anyone with a propensity to sue and willing to scheme a way to say you'd done something wrong. I'd venture to say that your restaurant would experience a surprising number of slip & fall accidents...

I'm also the type that wouldn't sit around and do nothing. But that's what hobbies are for.

I think I’d open a hotdog stand, fewer options tha BBQ and quicker to cook.

I always imagined having a corndog stand on the beach as an old man.  Mustard only.  But that BBQ idea sounds better.  Do it like my favorite rural GA joint - make one big batch and when it's gone, it's gone.  Close after that.

That's the way ALL of the new generation of BBQ places in Central Texas are.  Places like Franklin and numerous others.  They open at 10:30 or 11, sell until they're sold out, and then shut down.  It's a great way to avoid running excess and having to scrap it at the end of the day, and it's also excellent for quality control-- you don't have to time your batches to come out throughout the day.  Just cover a few hours and you're done.

Less waste, higher quality, less staff to cover fewer hours throughout the day.  It's a model of efficiency.

Especially if you have long lines that form hours before you open, and you're guaranteed to sell out of every item, every day.

I often thought if I got a massive windfall like that, I'd consider opening up a brewery. Something that I could pay staff to manage everything day-to-day, and just enjoy the "good" parts of ownership.

As I get older, I think when I hit my number, I'm just going to hang it up and be done. I don't need those headaches.
The difference between owning a job and owning a business.  So many people who have their own business own a job.

Never thought I would be the person to own beachfront property. But here I am.  I think the only job I would take right now would be to work at a golf course to get free golf. As to owning a business, I don't think so.  Gave serious thought to buying investment property but just don't think I want the hassles no matter how limited they may be. Will continue the "passive" investment in the American economy and my wife takes care of that.

Yeah it can be a real hassle.  We're in the midst of a major problem with one of our rentals.  Might post more on the Grumpy thread...

I just watched a utube on The Villages this morning.  They did try to dispel the "STD Capital" and Pineapple/Loofa rumors, but you can't fool me--it's 7-1 ratio women to men...

My old lady er ISCA Wife is a Certified Massage Therapist.  She could make a killing there.  Maybe I wouldn't even need to work, but I can cook...

I'm 6 months into 55+ eligibility!
Seems to me we are a lot alike, and it would seem to me that you would not like anything about the Villages. ;)

Do you handle those yourself or do you use a property management company?

I'd open a banana stand.  There's always money in the banana stand.

No AD fans here, I guess.

So for this one, we have had a property manager.  Hence the current issues.  It was our first one, and we were both working full-time jobs and didn't want to mess with managing the property.  Things went great for the first 12 years or so.  Not so great in the past couple, and we're now in the midst of wresting the property back from a shady piece of shit who was stealing our money and I think trying to steal our property as well.  He's the son of the couple that started the property management company, they left it to him when they retired, and he's a complete garbage person.

I'll almost certainly sue, but not until I have the property back in good shape and rented out.

Ugh.  What a hassle.  Hate to hear that.

When I graduated college, my dad's graduation present was signing over to me a small rental house he'd had forever.  He'd rented it to a couple for several years and then finally sold it to them owner-financed, with the stipulation that I was now the owner and would collect payments.  I was moving to Austin, so I set up a collection account with the local bank for them, so they didn't have to mess with mailing anything (this was before PayPal and a lot of other methods available today, not that that couple would've probably been capable of handling PayPal) and I didn't have to mess with getting money from them.  All the responsibility for upkeep was theirs, and the property reverted to me if they defaulted.  It was pretty low-value property, but I sure thought it was a heckuva gift from dad at the time.

They'd rented from him for years and he never had any problems with them.  Neither did I, while I was still in town.  The man was a veteran with a VA disability check and some measure of retirement, so their income was stable.  As soon as I moved to Austin, their payments were hit and miss, they wouldn't answer their phone when I called, and while I was loathe to bring my dad into it, I had to get him to go and collect for me a couple of times, because driving 5 hours to do that was just not an option.  One day after having more trouble with them, he went to see what was going on, and called to tell me they had cleared out, stolen the window units, damaged a few other windows, and that I needed to come home to seal the place and do whatever it is I was going to do with it.

Don't even have time here to explain what a hassle that was.  Had to spend a week to go home and do some emergency work just to keep the bugs and animals out.  But it appeared there was a mold problem at that point too.  I didn't want any more of owning a place I didn't live near to keep my thumb on things, and I didn't have the time or will to deal with any mold issues.  I put it up for sale and wound up taking a bath on the value (though, again, it wasn't that valuable).  It didn't cost me, per se, since I hadn't paid anything for it, but the opportunity cost was high.

I think if I ever do any more rental property, I don't care if it's next door, a management company will handle it.  I'm not in the mood to deal with the idiots in the world.

All that to say......how crappy that you did use a management company and still have this headache.  Jeez.

I am spitballing all kinds of ideas from my recliner.  One thing that came to mind about that place is that it's probably got the Mother of All HOA restrictions.  Probably get in trouble for running a smoker or having too many flower pots on the front porch type of crap.  Can't build a fence to contain my dog, if you can it has to be stained a particular color every 6 months.  You know...  I don't dig being told what to do on my piece of property.  At all.

The other things I've contemplated are finding some property in the rolling green hills North and East of where I live and building a barndo or a container home.  Neither of which would appreciate in value, but my kids know all they are gonna get is my impeccable set of genes anyway.

Before I watched the Villages vid, there was one on how Shotgun houses are making a comeback, filling in tiny lots in urban areas--even mentioned they are getting popular in Austin.  But ain't no way I'm moving to a megalopolis that can have the neighborhood--or the whole place--turn into a shithole in the span of a couple of months.

I should just be happy where I am.

This is for a different thread, maybe, but I got an AI for Clio demonstration yesterday.  I am going to be obsolete way sooner than I thought.  So, no matter how much I may not truly want stuff to change, it's coming and fast.
