I finally got an ARM in 1981, 3 year adj, at 12.5% with 20% down.  I think that bank had financed the condo development in which we bought.  And yes, as rates came down, I refinanced, finally into a HELOC with variable rates that kept falling in the 90s.  We have a ten year ARM on the current place but it will be paid off well before it adjusts.

I bought the condo for $78 K back in the day and sold it for about $91 K 6 years later.

Happy milestone birthday!

Similar story for me (including the December birthday). My parents moved into their house in 1975. Still there. Because of California property tax laws, their property taxes are incredibly low. But they weren't hit with the really high interest rates. My understanding (but not lived experience) is that when interest rates came back down, nearly everyone refinanced into better terms. Those really high interest rates only lasted a few years (and were brutal).

My mother is quite financially savvy, so I am sure she was 1st in line for a re-fi.  A nice way of saying extremely frugal (or cheap!).  My brothers and I were brutalized in school due to her "frugality".  :)

We have no idea what this was for.  There must have been 200 drones computer controlled with lights, it was pretty amazing.  We could hear the "droning" from outside.  It would take quite a few people just to lay them out and collect them.  They spelled out something at times but it was facing away from us.

PLAINS, Ga. (AP) — Jimmy Carter already had drawn months of media scrutiny as a devout Southern Baptist running for president. Then the 1976 Democratic nominee brought up sex and sin as he explained his religious faith to Playboy magazine.

Carter was not misquoted. But he was certainly misunderstood, as his thoughts in the wide-ranging interview were reduced in the popular imagination to utterances about “lust” and “adultery.”

Nearly a half-century later, as Carter was receiving hospice care in the same south Georgia home where he once spoke with Playboy journalists, his interviewer Robert Scheer still believed Carter was treated unfairly. He recalled the former president as a “real” and “serious” figure whose intent was smothered by the intensity of a campaign’s closing stretch.

“Jimmy Carter was a thoughtful guy,” Scheer told The Associated Press. “But that got lost here. I’ve never seen a story like it. It was worldwide. ... It just never went away.”

Political disaster ensued. Rosalynn Carter was suddenly being asked whether she trusted her husband. The fallout, in Carter’s words, “nearly cost me the election.”

Carter spent five-plus hours with Playboy across several months — “more time with you than with Time, Newsweek and all the others combined,” he told Scheer and Playboy editor Barry Golson.

Several years ago, my kid bought me a sweatshirt that has U of Samoa Law School on it.  I was wearing it yesterday, and was watching the old "Better Call Saul" series on NF.  (Great series.)  I finally "got it", and laughed and sent text with photo.

I originally thought it was an obscure school to have on a sweatshirt.

Washington Post cartoonist quits after drawing of Bezos, other billionaires with Trump rejected

Sen. Elizabeth Warren, D-Mass., weighed in on Telnaes’ resignation on X, saying the cartoon was “worth a share”: “Big Tech executives are bending the knee to Donald Trump and it’s no surprise why: Billionaires like Jeff Bezos like paying a lower tax rate than a public school teacher.”

Warren seems not to understand basic tax codes very well in my view.
