It is a major major issue whether new houses are being built or not.  New houses have nothing to do with why couples stay in a large house.

This thing is laugably entertaining.

What Obama wants is low income housing being built in ritzy suburbs.
I'm gonna work on rezoning Martha's Vinyard. That would be a fun project.

Yeah, Obama's play here clearly is to force high rent areas to accept low income housing developments.

At the end of the month there were 1.33 million homes on the market, an increase of 0.8% from June and 19.8% higher than July 2023.

Interest rates are a major issue right now.

And there IS some truth as to why older folks are staying put. Two factors are a) cost of replacement and b) cost of borrowing.

Both are high.

Developers are very active down here right now, including affordable housing developers.

Zoning is done by experts at the local level, as the result of comprehensive planning with heavy input from the people who live in the community.

I do indeed.

And I guess I can bend some on the value of government dictating things, spearheaded by unelected experts, in this case. Those things often get a bad rap, but maybe you can convince me otherwise.

(I do think one challenge is the maintaining property value thing. I can buy it on the commercial side, to a degree. But it's often cited as a goal of local government policy on the residential side, and that strikes me as something that frankly shouldn't be a goal of communal action)

I always love that line because it casts the government helper as a nebbishy bureaucrat. 

Of course, when it comes from the actual people the government sends to help, tunes do change rather quickly.

I had fortunately infrequent interactions with Federal "officials", EPA, OSHA, PTO ...

It was usually some younger guy trying to do a good job, but struggling to understand their own regulations.  My guess is most of the younger folks padded their resume with some government time for a couple years and moved on.  We had three patent lawyers who had worked for the PTO, they had some awesome stories about it.  They taught "us" how to game the system, it was VERY effective for me personally.

Many field staff elsewhere in state government have been drawn down on when doing their business in the field. I am fortunate that I never have, but my co-workers have. It's going to take a long time to unwind that belief from much of America.

Obama takes on zoning laws in bid to build more housing, spur growth - POLITICO

There’s not much the White House can do beyond talk. The administration’s 2017 budget request includes $300 million in grants to help mayors update zoning rules, and the Department of Transportation has begun weighing plans for housing growth and affordability before approving funding for certain transit projects.

To me, this just sounds like "talk", no realistic proposals, not really anything at all, just talk.  So, nothing to worry about either way.  It's funny in the above how the DoT now has yet MORE regulations to traverse, not fewer.
