IMHO the biggest issue with most zoning decisions is that what people might be deciding is in their own interest (fighting housing density in their own town), when compounded by every other town doing the same thing, ends up making things worse for all (lack of appropriate housing availability for all).

Which is why I called it pulling up the ladder after you've already ascended it.

The problem is that everyone wants more housing stock. They just don't want it where they live, so it becomes damn near impossible to build it, because that means every locality fights against it.
I find, in my vast experience, that localities have no problem with new development and increasing the tax base. And with more housing comes commercial, further increasing the tax base.

Are there fights along the way? Sure. Stuff like density, preservation, conservation, amenities and traffic always come up. It always does in the thousands of public meetings I've attended.

In the end, if the developer can live with the standards laid out by the elected officials and their experts, they build. If not, they walk - unless the landowner is willing to drop the price to reflect the number of units lost or other issues, like a major road widening requirement or some such.

There are a lot of components to land development and building.

Democrats did this to themselves by shutting RFK Jr. out and switching the rules on him in the primary, then when he ran as an independent they launched all kinds of opposition research and smears on him and then tied him up in court and spent millions of dollars suing him to get him off ballots. Dude was eating from Trump at a much higher clip than he was from the Democrats. All they did was basically fuck with him so much and enrage him so much that it ensured this outcome.

I am in this pickle.

Only 1 kid left at home -- the wife and I want to downsize.  I currently own a substantially sized home, and 10 acres, at 2.99%.

IF...IF, I could find a buyer, which I assume will be a challenge due to price point and interest rates, I'd be looking to move to a 3bed, 2 bath, 2000 SQFT, or less. 

Pricing homes in this category, 1/4 acre lots, after a 20% down payment -- I'd be paying the same monthly mortgage payment for roughly 1600-1800 sqft. house., on a postage stamp lot.  LOL

I cannot move in the current environment.
My realtor friend says this is very common, and he includes himself.  He and his wife own a 4 bedroom built in 1960.  It's worth somewhere around $650 K, he paid $220 K a while back.  He could sell, but then what?  Pay taxes on the gains, and buy ... where?  He just closed for others on a 2 bedroom condo near us for $815 K.  Two bedrooms, 1500 sf.  Yeah, it's a nice building.  Great.

He'd like to move, they are getting too old for maintenance etc.  He's stuck.  It would be a nice home for a family of four.  He's also paying on a 2.875% interest loan.  He ssays this is a wide spread situation.

The long-awaited report released Wednesday comes from the National Toxicology Program, part of the Department of Health and Human Services. It summarizes a review of studies, conducted in Canada, China, India, Iran, Pakistan, and Mexico, that concludes that drinking water containing more than 1.5 milligrams of fluoride per liter is consistently associated with lower IQs in kids.


The report did not try to quantify exactly how many IQ points might be lost at different levels of fluoride exposure. But some of the studies reviewed in the report suggested IQ was 2 to 5 points lower in children who’d had higher exposures.
Since 2015, federal health officials have recommended a fluoridation level of 0.7 milligrams per liter of water, and for five decades before the recommended upper range was 1.2. The World Health Organization has set a safe limit for fluoride in drinking water of 1.5.
