We got word a few days ago that a transformer outside our building is running hot and they have to replace it, tonight, hopefully for 6-8 hours as promised, so we'll have no power.  I'm running the temperature inside down now in prep.
at least you got a warning

around here the first anyone knows a transformer is in trouble is when it blows sky high
They won't let me give blood anymore. The burnt orange color scares the hell out of the doctors.

Yeah, I was slightly surprised, and then they claim to fix it at night.  So, I'm somewhat impressed.

Of course, it's directly below our bedroom, so the noise could be a thing.

They got the power back on a bit ahead of time, great, but I can't get either AC compressor to engage. 

So, I cycled them several times and one is working now.  Cool air is almost as useful as hot water.  we watched them last night for a bit prepping the site etc., it's right below us, they were scurrying around quite a bit.  They opened the old transformer and pulled out three good sized "pins" which I gather conducted the current from A to B, and pulled out some other stuff.  We got tired and went to sleep, woke up at 4 when the power kicked back on.  The new transformer is quite a bit larger than the old, both sat on the ground, the new one is about 3 feet cubed I'd guess?  They told us our building and the one next door were impacted, so perhaps 200 units?  

I wonder what the population distribution would be without Mr. Carrier.

Does your HOA permit you to have a portable generator on your balcony?

We have a whole-house 24KW monster. And we needed it 10 months ago. We also have a 6.5KW as a backup to the backup. We're good.

Nope, not at all, no gas grill, no gas anything.  We have a backup diesel generator but it only powers the elevators and emergency lighting and security elements.  We don't seem to lose power often at all, and when it happens it's over in 30 minutes usually.  I'd guess we lose power once a year?

I mailed a letter to my kid in Columbus two weeks ago.  Yesterday, he got an email from USPS that the letter would arrive today, two weeks later.  It didn't.  He gets an email showing the mail he's supposed to receive the next day.
I ordered a dumbbell rack from Amazon on 7/12, and since I was going out of town for a few days picked the non-Prime delivery date of 7/21. On 7/20 they told me it was shipped, via USPS, and Amazon's tracking says "the carrier has picked up the package". USPS's tracking says "USPS currently awaiting package." It's been like that ever since. 

It got to be long enough that Amazon allowed me to request a refund yesterday, and I re-ordered with Prime next-day delivery and already have a tracking number with an Amazon delivery company, not USPS. I trust that it will ACTUALLY show up today. 

I don't trust USPS.

61% have rates locked in at under 4%.

23% have rates locked in at under 3%.

So that's about 84% of all Americans with rates at 4% or less. The going rate right now is what, 7.7 - 8%? Basically double the rates of what 84% currently have. Why on earth would anyone sell their home to turn around and buy a new house that will just cost more per sq ft than what they paid and with an interest rate that is double. No one would. And no one is.

This doesn't even take into account any of the many problems builders are having delivering new construction homes due to rising costs, labor & supply shortages/crunches, people deciding to Airbnb/VBRO second and third homes instead of selling them like they would have done in the past (tools/options that didn't exist for them 10-15 years ago), or with private equity buying up single family homes in the most desirable markets in order to rent them thereby bypassing them off the market.

All this crap has lead to record low supply on the market and well when all the dollars are chasing the same little supply- prices get pushed up up up.

Facts. We would consider moving - our income is up and our oldest daughter will graduate soon. But our rate is 2.5 and everything is about double what was on the market when we bought 6 years ago. So lol hell no. I just need Biden to increase immigration so we can get a remodel for a competitive price and done on time.
