And the data once again show it is not more and more likely due to homelessness.  But, when feelings supplant data, one can assert anything.

What floor are you on?  May I call it your ivory tower?

I would bet I do more for the homeless than you do.

I work off data and logic, not feelings.  I try and propose some possible approaches to a posed problem instead of just whining.

Me: “why is this place in the mix of a garbled shouting match over housing/homelessness/apparently crime and gentrification?”

/Jumps back six pages

Me: “Ahhh, someone spouted off in a way that drives us this particular way and continued to push things. No need to put in too much effort to catch up.”
and to think I almost missed it
makes me shudder

Most of the solutions here involve shrugging and ragging on me.  Useful.
Well, most of us talk about problems and solutions, and the economic and political causes of those problems, and the incentives and hurdles that are hard to change but need to change to implement a solution.

We rag on you when you say "waah waah waah rich people and Republicans are at fault and if I just had their money I could fix it all because every problem is as simple in reality as it is in my brain!"

Where I live, not very affordable housing is being built in old mills. I’ve heard office buildings are tricky because of plumbing issues. But hopefully some American ingenuity could help that.
Getting back to this...

What I know about office space is that generally there is 12' of spacing between the concrete floor and the floor above it. Ceilings are dropped 2 feet to accommodate mechanical, plumbing, electrical and HVAC.

For individual apartments, the floor would be raised 6-8" using wood joists, allowing for waste plumbing. Potable water plumbing is dropped from above. Or course you need waste risers so those would be in the walls and sent to the main building riser. Pipes may need to be upsized to accommodate the increased flow, as residential water use is roughly 10 times that of office, in population equivalents.

You'd probably end up with 8-9 foot ceilings, all things considered.

The other factor is the structural concerns, which I'm certain @GopherRock knows a helluva lot more than me about.

And it may not be a concern, as commercial live loads are generally 3-5 times more than that of residential loads.

This is bullshit, and you know it. You're smarter than this.

For me to consider buying an office building for conversion, I'd need to see the structural, mechanical, plumbing and electrical plans.

SMEP plans, we might say, in the business.

I don't find this an accurate portrayal at all.
.
I do have to say that almost everyone here is or acts like they're inside the circle and blindly, feverishly defend the status quo and shrug when it comes to those outside the circle.
.
But that's just me whining again.

those plans are usually readily available

and probably don't differ too awful much from office buildings in the same region and the same timeframe

Except we're NOT all defending the status quo.

If you want to keep something affordable, you have to allow supply to increase to meet demand. We have talked, at length, about how zoning and NIMBYism, and land use restrictions, constrain supply and hold it way below demand.

We had this same discussion related to San Francisco 2 1/2 months ago.

The natural result of zoning and NIMBYism is to build out, not up, which creates sprawl, traffic, very high prices, long commutes for anyone who can't afford to live close, etc.

We recognize the status quo, but that's not defending it.

It's not all going to be AH.

The building needs to be in foreclosure, and the bank needs to cut a deal with a new buyer to get itself out from under said foreclosure. Banks cannot keep/sit on properties.

I learned a lot about receivership from 2008-2012.

@Honestbuckeye surely can tell us more about this.
For bank owned buildings- very accurate.
Also for info- the bank has almost always already lost money as the payments have not been made, they have spent legal money to initiate foreclosure proceedings, they have paid to market the property- and more often than not- they need to bring resorts to the property.

At a news conference on Wednesday, North Dakota authorities said that the shooter responsible for the death of a Fargo Police Department officer and the injury of two other officers used 1,800 rounds of ammunition, a grenade and other explosives to unleash a "murderous barrage of fire."

Mohamad Barakat, 37, was fatally shot by Officer Zachary Robinson, 31, authorities said. Officer Jake Wallin, 23, was killed, while officers Andrew Dotas, 28, and Tyler Hawes, 22, were critically injured. A woman was also shot, but authorities have not said who shot her.

"In the wake of Mohamad Barakat’s murderous, unprovoked attack, Officer Zach Robinson’s use of deadly force was reasonable, it was necessary, it was justified, and in all ways, it was lawful," North Dakota Attorney General Drew Wrigley told reporters. "Mohamad Barakat engaged in a savage attack. ... He unleashed what can only be described fairly as a murderous barrage of fire. But that isn’t to say it wasn’t precise. In fact, it was."

Wrigley said Barakat’s vehicle was "loaded" with 1,800 rounds of ammunition, three long rifles, four handguns, canisters of gasoline, a vest with loaded magazines in every pocket and a live homemade hand grenade.

Officials released a photograph showing that eight of the magazines bore American flag stickers or decals.

Wrigley said Barakat also had a "shooting vest" that wasn't bulletproof, but had magazines in every pocket, and he had a suitcase of weapons, which he had rolled out of his apartment right before getting into his car. There was no mention of whether Barakat had any protective gear.

"When you look at the amount of ammunition this shooter had in his car, he was planning on more mayhem in our community," Fargo Mayor Tim Mahoney said. Police Chief David Zibolski said Barakat's target was unknown.

Wrigley said Robinson displayed "absolute courage under fire" as he moved away from the cover of his vehicle and exchanged fire with Barakat, including a shot that "incapacitated" the suspect’s rifle — leaving roughly 20 rounds unused that could have been fired at other people.

"He said, ‘We have three officers down. Send everybody,’" Wrigley said. "And send everybody they did."

At some point Barakat was wounded, and was down on the ground, but he rearmed himself with a 9 mm handgun that he kept waving around, protected by his car, Wrigley said. Barakat continued to disobey Robinson’s repeated commands to drop his gun. Robinson continued to move in and gave him one final command.

Fro- whether you believe this or not, I have no hatred for you. Far from it.

I am not a hateful person, and I find hatefulness to be very wasteful.

And I totally agree with you that this whole issue of affordability for people is an enormous problem that needs to somehow move in a better direction, and eventually get fixed. I totally worry about it. Like- all the time.  I see it a lot, because that happens to be the business I am in; helping people move into homes.

We likely disagree strongly on what the root causes are or what some of the solutions are. But I believe in your right to express your opinion about it even if I don’t agree with it and I will defend that right every chance I get in with rigor.

But you call all of us an echo chamber. That’s a real in accurate characterization. There are a wide variety of views here on this topic and other topics.

In contrast, we could call you a “focus group of one“ because you always want to point to the same people in the same tribe for all the problems that our country faces. It’s so predictable.

To be honest with you, it just gets tiresome. It’s very challenging to try to have a constructive debate with a person who is as close minded as you are.
