The truth of the matter is that there is no such thing as "affordable housing".  The Gov't being neck deep in the housing market, either via Freddie Mac or Fannie Mae or other financial mechanisms, only makes things worse.  If the markets were left strictly alone, and the gov't only played referee enforcing free market rules and not doling out money there would be plenty of AA. 

And we'd have a segregated country.

Even if the national homeless rate stays the same, that's still more homeless people year over year.  At some point, it's going to blow up.
The national data that I've shown had a reduction in homelessness of over 60,000 people between 2007 and today. That's a reduction of just over 10%. 

The US population has grown by about 40M people since 2007, an increase of about 13%. 

The rate is NOT staying the same. It's decreasing.

Seems like the problem is mostly in Arizona, it's stable or decreasing in other locations.  So, OAM can get right on solving it all, somehow.

I would personally start by looking at factors that limit "affordable housing" and see if those can be reduced.  Some of the factors could well be government misguided policies, like growing cotton in the desert, or get local approvals.

It's not about color. It's about socioeconomic class. 

Which is why 50 years ago, the concern was that the richer (mostly white) people moving out of the cities was being decried because they were abandoning the neighborhoods that the poorer (mostly POC) people lived in. And why today, the concern was that the richer (mostly white) people moving back into the cities is called "gentrification" and is bad because it's pricing poorer (mostly POC) people out of neighborhoods. 

Rich white people don't want to live near Jim Bob and Betty Sue in the trailer park either, even though they're white. They'd be perfectly fine living next to Jamaal who has a nice tech job and Kalisha who is a loan officer at the local bank.

Housing stock doesn't rise or fall quickly. So here's the median home price in Phoenix:

Gone up about 40% in three years.

Median rent has moved similarly. I don't see the crossover point from the start of 2020 but it looks to be about $1300, which $1858 now would be about 43%.



Doesn't seem like "gentrification" could cause such a big move in such a short time.

This company does affordable housing, they have a place very near us.  It looks fine to me, the folks sitting outside there seem friendly.  They are nearly all black, no big deal, and it's for 55 and up.  Presume they do a good job, find out what they need to do more.

But around here, a one acre parking lot will go for tens of millions, and you can't build AH with that kind of pricing.
