Homelessness has increased 25% in AZ since 2020.
I guess my eyes see the worst of it.
Ok... So what did the 1% in AZ do in the last three years to cause that?

just pointing out that this is not a new thing just because the 1% now has more $$$ than the 1% a century ago

hopefully, the world is a slightly better place for mankind than it was in the past

The larger point is that when a studio apartment costs $1000/mo to live in, maybe shrugging and saying "supply and demand" isnt' the proper response.

Maybe it's the fact that we injected $5T in fiscal stimulus into the economy in a very short time, creating a massive inflationary asset appreciation, that has thrown prices out of whack?

A LOT of gentrification.
I've twice moved due to drastic rent increases the past year and a half, just due to principle.  I was able to move, but many aren't.
All, and I mean ALL new housing construction in the city are "luxury apts."  The last thing we need.

A lot of gentrification? In three years? 

Perhaps you think "gentrification" means slapping a coat of paint on and raising rent. I think it reflects more than that:

  • the buying and renovation of houses and stores in deteriorated urban neighborhoods by upper- or middle-income families or individuals, raising property values but often displacing low-income families and small businesses.

You can't remake a neighborhood in three years. Especially in the middle of a pandemic when you're facing lockdowns, supply chain issues and rapid increase in the cost of building materials. You simply can't do it that fast. It's a decadal process. 

It's inflation / asset appreciation. Not gentrification.

Even if the national homeless rate stays the same, that's still more homeless people year over year.  At some point, it's going to blow up.

The truth of the matter is that there is no such thing as "affordable housing".  The Gov't being neck deep in the housing market, either via Freddie Mac or Fannie Mae or other financial mechanisms, only makes things worse.  If the markets were left strictly alone, and the gov't only played referee enforcing free market rules and not doling out money there would be plenty of AA.
