As usual, you post things that simply are not true.

The majority of homeless I see around here are mentally ill or under the influence.  I am told we have plenty of shelters but these folks don't like them.  And yes, there are too many folks who had an adverse circumstance and can't afford an apartment, at least for a while.  I see a lot of places claiming to feature low income apartments.

The list is close to following population size, per capita would be better.

Yeah, they but a ton of housing, some of which is to redevelop existing affordable housing into something expensive and pretty.

Ahh, you're referring to gentrification? Yeah... How dare these developers try to make neighborhoods NICER?!

That said, I'd argue that a lot of gentrification occurs in high-density areas. And in a lot of cases, they're replacing existing housing stock with higher density offerings (usually apartments / condos). While those new offerings may be nicer than what was there and price out existing residents, those new offerings would be FAR more affordable than dropping single family homes on those lots.

This phrase is just part of a definition for most people.
For those actual people, this "gift" of developers making a neighborhood nicer = homelessness

You can't suggest what's happening is good AND not admit it's causing homelessness.

Our economic system is based on greed.  So is every other economic system.  It's a human trait,  and it isn't worse today than in the past.
It is worse than the past,many of the 1% ers already well off collared the Government( and Conglomerates) into allowing themselves to acrue even more at the expense of a dwindling middle class that once enjoyed good incomes from healthy companies. But the creeps that ran those companies shipped the jobs elsewhere but didn't lose their windfalls and write offs that came with them. Left a hole in the taxbase also.Watched them do it in both the steel and automotive industries. happened to textiles before that. And their wealth falls to their descendants along with the accomadating writeoffs. They act like they slayed some evil ne'er do-wells who dared demand a decent wage as barons make off with billions that they hardly needed. As 94 said - I weep for the future. If you can manipulate markets or grab government contracts you're in like Flynn ability and ethics be damned

Supply and demand. If the market doesn't support those rents, then they'll have low occupancy. If they are at full or near full occupancy at those rents, the rents are fair market value. 

Remember, people have options. Some of those options might not be great, i.e. living farther away from a city and commuting because you can't afford to live closer. Some of those options might be disruptive, such as leaving where you live for another state where cost of living is lower (as the Texans and Floridians here keep bragging about). 

But you know what DOESN'T work? Limiting the amount of rent that can be charged to below-market rates. Because that reduces the economic return on investing in what will actually improve the affordability, which is BUILDING MORE HOUSING STOCK. 

If you disincentivize building new housing stock, don't be shocked when demand (which keeps rising) and supply (which you're restricting) get out of whack and prices go up.

I just want to note this pushback I'm getting from the echo chamber.  

You guys are right.  It's fine.  People driven to homelessness will just bend over and take it forever.  It's their fault.  Perpetual growth is possible.
