The funny thing about FL is that there's TONS of gulf property that isn't developed.  From New Port Richie to Appalachicola, there's basically nothing.  As packed as the Atlantic coast is, it's equally empty on the gulf side.

FL was also very lucky with hurricanes while I lived there.  None of much note in the 15 years before Andrew ('92) and the ten years following it....the bad ones in the 2000s and 2010s seemed like a big correction, imo.  The way the state sticks out there, it should be getting shellacked all the time.  Somehow SC and LA/MS seem to get more than their fair share.

I don't think that part of FL will ever be truly developed. The Gulf is extremely shallow in those areas. I know a guy (client) who has a spot on the Crystal River. He likes to fish, and he does, but can only go out based on the tides. If it's too low, he can't get back. His boat drafts 18", if that. One of those skiff boats.

Most people don't think of areas like that when they think of Florida.

Quite a bit of it is - correct.

But not all of it. Lots of people like to live on the water, as FF noted, but most don't want to live on something like this:




These days, there is no way to even get a development in an area like this permitted. And rightfully so.

Everyone living in expensive cold places should move to Florida and Texas. Each is a paradise on earth and has plenty of room and need of more newcomers.

That section of the Gulf coast is also very prone to storm surge. Hurricane Michael put 4 or more feet of moving seawater across most of that area.

In some spots it was 20 feet. It's so shallow there, and the waves/surge reflect off the bottom. It's a bad recipe.
