The strategic key would be Crimea.  I'm not at all sure Ukraine can regain all of it, but if they did  ....

My GUESS is they have a counteroffensive of some sort with unclear reportage and conflicting claims, and probably some advances into territory now held by Russia.  I have modest expectations because being on the defensive is obviously the easier task, in the main.  That said, the Russian military is such an unknown commodity at this point I think it possible they just fall apart if hit in the nose hard enough.

Yeah, for around here, the prices are very reasonable.  There are other Italians restaurants around of course but they aren't as good, don't have the service quality (a lot of turnover), and cost more.  A handful of places here seem able to keep their staff and it makes a big difference.  Maybe not even a handful.  Maybe three.

We need to figure out a solution for our large city shopping districts.  Companies are rightfully pulling out, but with them goes a large tax base.  With more workers going remote, office leasing is way down too

Most of the construction around us is apartment buildings, but a fair bit is office towers.  I don't get that at all.  I know outfits have moved out of downtown and to midtown, but there is still a lot of open space here, and work from home is a thing.  And there is a massive new thing going in downtown now as well near the stadium.

It isn't. 

But if it's homemade, it will cost more due to the time to prepare.

Then you factor in the cost of the sauce ingredients and the time to prepare.

Key factor here in most cases is time.

Yeah, I'm not seeing the demand either. We haven't worked on an office space project in years.

What I'm seeing now is office conversions to residential. Some condo, some rentals. I've even seen some retail to apartments. The housing is needed - particularly affordable rentals.

Condo is good for us because we have to do condo surveys, which cost good money that we will gladly take.

I see news here about "affordable housing", but it's a somewhat lower rate that usually is still pretty high for a poorer person.

I see a lot of complaining about it, and I think some/much of this news is a fig leaf.  One new apt had ONE "affordable" unit in it, and that was designated for a local police officer only.

Yeah, Johnnie and Alice want affordable housing for people, and they have marches and protests. Then you try to build it next to Johnnie and Alice. The teeth come out. Hypocrites abound. 

I see it all the time, and I'm living through one right now. 3 years in, and we are still nowhere. Have yet to even appear before the planning commission!!! The unelected gatekeepers keep throwing curve balls and moving the goalposts.

It's tough. You can see it in restaurants around here, for example. They tell you 45 minutes for a table, and you can see the place is half-empty. They have tables. They don't have people. We need more affordable housing, which will help solve this problem. And thankfully, it's starting to come in.

There apparently is some loose requirement in ATL to have some AH in anything new.  I haven't looked at the specifics, but it's something like an apt for folks earning 60% of the whatever income.  That doesn't mean they can afford the rent obviously.

Nobody is going to build a low rent apartment building anywhere near me because of the market.  They will include some poorly optioned apartments and call it AH in a building and charge more for the other rents.

Back when I worked for a home builder that built in California, we were required to pay the local government money for the "priviledge" to sell a certain number of our houses we were building at below our cost to people who we in the affordable housing programs. So we were double dipped, pay the tax and lose money on the house. Of course these cost were known so they were built into the cost of the entire community and everybody else buying in the community ultimately paid for it.
