Analysis: In Atlanta, millennial homeownership has exploded | Urbanize Atlanta

Metro Atlanta saw its number of millennial homeowners more than double in the past five years—while it logged one of the sharpest drops in millennial renters of all U.S. cities.
So people between 42 and 25 are buying more homes, huh?

That might be a guess I would have suggested, but it's not.  It's probably not guessable unless you've been there recently.

This is a block away from us, they have completely (almost) stripped this building to its frame.  I'm hoping the soon start to put it back together.  Or implode it.

Swapped batteries in the golf cart this week.

Everything I need to live is within maybe a three mile radius of me, and still allows me to reside in basically a typical suburban neighborhood.  I really like where I live.  Lowes foods and lowes home improvement are side by side and less than a mile away... several fast foods and a decent steakhouse/bar all with golf cart distance.  And it's legal here to use them on the road.

So I use it a lot.  I bet I put twice the miles on the cart than I do the truck anymore, and that's even considering when I go through the trouble of firing up the truck its usually at least 50 miles I have in mind for it.

Anyway....

I swapped over to LiFePo4 batteries... lithium iron phosphate... its just a little 36v cart and with enough mods to make it relatively quick- 24mph top end- and without hills here on the coast it suffices nicely.  I can get around 15-20 miles on a charge using 6 6vdc Trojan flooded lead acid batteries, and they take 10 or so hours to recharge from 60% to ~90%... they weigh 90 pound each.

The three 105ah 12vdc LiFePo4 batteries, all together, weigh just under 60lbs....

My dang cart lost some weight, yo! And, there is enough room for a medium size cooler under the seat now. I dont know that it's faster, but it takes off like a raped ape... and it charges to full in less than four hours FROM 0% charge.  That's nuts to me.  They can be discharged all the way down to 0, but it's recommended they don't go below 10% as their monitored/managed built control system may try to let too much charge past at once and trigger the circuit protection...

The Trojans, replaced with new like them, would have cost $900.. and the best they'd last is 4 years... 3, more likely and commonly.  These LiFePo4 batteries are rated for 10 years.  Yeah, I wouldn't spend that much on a toy every three years either, nor the $1200 I dropped on these- but I use that cart a LOT.

If any of yall have a golf cart, I highly recommend making that swap.

There are two courses within cart range, but I refuse to golf... or duck hunt... I know me and I knkw when I get into something I get really into it- and either of those habits would cost me $100k a year.  I dont have that kind of cheese to throw around.  .... but I'd try... and end up eating Mac and cheese every night.

The tourist season is about to kick off.  That's why I get such amenities that are peaceful and serene- until the terrorist er uh tourists show up.  ... its a small price to pay, actually.

I was thinking about how each game is a snapshot and then considering the immediate future following a game...and 2002 Florida vs Miami sprang to mind.
The Canes were fresh off their great 2001 NC season and ranked #1 visiting #6 Florida.  The game was close in the first half, but Miami broke it open and won big.
But think about the next few years....Miami gets back to the NC game and loses to tOSU and then has a 2-loss then 3-loss season while joining the ACC and is mediocre as they let go of their HC.  By 2006, they're irrelevant.
Florida was coming off a great 2001 season as well, but Spurrier had left.  Zook wasn't up to the job and his mediocrity in '02-'04 led to Florida hiring Urban Meyer.  As Miami descended, Florida eventually ascended, winning the 2006 NC, largely with Zook's players.
.
It's just interesting how volatile even the very near-future is.  A team can lose by 40 to someone, but they beat that same team the following season.  It's just crazy.
.
Oh, and literally as I was about to move on from the game video, they had a quick shot of me following a Florida FG.  No face paint this game, but I was still in high spirits.  The Canes would outscore us 35-3 from this point on.
.

my father bought me a 2002 Yamaha gas cart in 2004.  A congrats on your divorce gift (I think)

I've spent about $1000 on maintenance in nearly 20 seasons

and it's probably worth more than the $3200 he paid for it back then

it is till my retirement goal to live close enough to the club house to just drive there in my golf cart

thats one goal I havent achieved yet
