Geez, in a couple spots that I’ve lived/plan to live, I don’t think you can get a plot of dirt for that little.
I understand, but really it's all relative I guess.

I couldn't buy the dirt these places are on for that now.

There is only one house for sale in my development. There are a few condos, but I would never want a condo. Florida prohibits grills on properties containing two or more units.

Location etc.  The best obviously is a run down area that is about to boom, if you don't need schools.

About 15 months ago I bought 5 lots in the neighboring development. I'm thinking about selling them, like now. Realtor says I will "easily" get 4X what I paid. It's crazy down here right now.

I wish I bought 10 or 20.

We've got a gas grill built into the cooking island in our outdoor kitchen on the back patio.  I don't ever use it, I'll use the grill portion of my offset smoker around the side of the house.  But my i s c & a aggie wife likes to use it for grilling veggies and shish kabobs and stuff like that.  And if she's cooking, I ain't complaining.

I should’ve asked, we’re these purchased somewhat recently, or a good while ago.

(sorry to be extra curious. I’ve not bought property to this point, but likely will in the next two years unless I mess up a new job)

Might be time if capital gains rates go up and if we're due for another collapse.

Speaking of housing prices, I've been watching the house that recently sold here. The one that was listed for $870K and had two offers at $950K, once of which was accepted.

This house was one of the nicer houses in the neighborhood. About 1800sf, pretty well renovated and modern in the interior. Solar on the roof, pool in the backyard. I would have called it much more "move-in ready" than ANYTHING else in this neighborhood, which I thought might explain some of the bidding war that occurred on it.

New owners haven't moved in yet. Doing TONS of work on the house, especially in the backyard (as far as I can see from the street anyway).

I don't get it.

I thought the rule was to buy the sh!ttiest house in the most expensive neighborhood, not to buy the most expensive house in the sh!ttiest neighborhood and then throw even MORE money into it.

Seems dumb.

That's what we did here. And we gutted it completely. You wouldn't know it's the same house.

I think I'll hit the market next week. Builders are buying these things up like crazy, in addition to private individuals and investors.

You could sell the lots on a rotating basis, one now, one in a few months, etc.  Dollar averaging.

That often is true, I'm a bit more sanguine about it, but figure you know better.

Unless you desperately need the money I'd probably hold.  At least in my area, I don't see this as a bubble set to burst, but more of a new plateau.  I'm positive the market will cool and the huge annual and even monthly increases in market price will level off, but I don't think there will be some massive reset that results in a large loss of market value.

I've been a little tempted to sell off our rentals given the massive increases in value recently, but in reality they're only going to continue going up, long-term.  And now the rental prices I can charge do a lot more than offset expenses for a simple cash flow positive, they're actually starting to generate significant passive income.
