A lot of people can't afford to buy a new place if they sell their house.

If you sell before you have a place, you could get squeezed out.  Most buyer won't accept an offer that is contingent on the sell of the buyer's current home.
Yup.

I know a guy who bought his house in Boca for $1.25 million probably 10 years ago and right now he’d get $1.8 million all day long. He was thinking of selling, but problem is if he sells where is he going to go? There’s no inventory and prices on something new construction at his size home- $2+ million all day long and it’s way out west near the turnpike and it’s a production piece of trash.

Custom home more east- $3+ million and that’s simply bc there’s no land and you’ve got to buy an old piece of shit for 1+ million and tear it down.

We bought our last place in Illinois in 2007. We lost our ass on that one. Put a boatload on money into it too.

There is no land shortage in FL.  Just go inland.

Too much floodplain and wetlands. I'd rather they be left alone, unlike that clusterfuck of public "works" around Lake O.

Looks like my wife's friends house, in the one bathroom her husband was allowed to pick the finishes.

He has a... unique... sense of style. :smiley_confused1:

I am in Durham, NC.  That was an unpleasant drive, traffic and construction galore.  Nice hotel near Duke at least.

Some of the worst pavement I've ever seen on an interstate.
