Thank you. The HOA does not allow metal roofs currently, but they are looking into it. Doesn't that get a little noisy when it rains?
Not here.  CB construction cancels it out amazingly well. 

During the last couple of hurricanes we could actually look out the window and see the hundred mile per hour winds and things flying by but it was like watching a silent movie. You could almost not hear it at all. Of course we have hurricane impact windows throughout so that helps.

I will look into it.

We put in all new windows too, 235MPH and also UV rated. We don't hear much of anything. We also had 3' of insulation blown into the attic.

Not too much. Metal is absolutely 1000% the best roof for Florida. During hurricane that bitch ain’t going nowhere. Also looks the best next to the modern homes with flat roof. 

Shingle roof on stucco looks terrible. Tile looks great but those mofos turn into projectile weapons of destruction during hurricanes.

Our home inspector recommended a metal roof - more durable and can make it pretty. Though frozen ice falling off in a sheet can be a hazard. Less chance of that in Florida.

They look great, better and more durable than concrete tile. They can still come up and turn into projectiles.

Only thing not going anywhere is metal or flat. Flat looks great on a well designed modern home, but prone to leaks. Metal is the best all around. Only way to go imo.

The problem with "luxury" real estate in the San Francisco Bay Area is that the average home price here basically qualifies as "luxury" in most places. $3M in my neck of the woods gets you a reasonably nice 2500 sq. ft., 4/2 with a 5000 sq. ft. lot. But probably not in the "more desirable" parts of town.

And that number has continued to climb throughout COVID.

For long-term investors, I can believe that they think the market has to slow down in our area. That seems logical because the growth has been sustained since 2009, and had recovered from 2008 by about 2010.

I feel very lucky that we bought our home in 2008--when we could barely afford what we got, which was a (moderate) fixer-upper, and only because of the moderate drop caused by the financial crisis.
The Bad (good) thing is people are selling their homes in Cali taking the appreciation and then coming to Arizona and offering cash well above asking price driving prices up and inventory down. 

I am selling my home for quite a bit more than I purchased it just a few years ago and downsizing my home and building a new home in a retirement community, but paying about what I originally bought my much larger house for.  Works well in that my house payment will go down quite a bit due to the equity I now have in my current home.

Bad for someone like my daughter who is trying to buy her first home and makes offers above asking price when she finds one she likes, but get rejected because someone is offering cash above the asking price with no contingencies and no appraisal.   People are putting their house for sale on a Friday, Open house on Saturday.  Collecting offers over the weekend and accepting the one of multiple offers they like best on Monday or Tuesday. 

It really is crazy. For my sake I hope it last for about a year, Which is about how long it is going to take to build my new home.  Nice to be able to purchase without having to sell, so no moving twice.

I don't get the "low inventory" thing... It's been that way locally for YEARS now.

Prices are high, yet nobody wants to sell anything. You'd think just with natural turnover, inventory would be better than right now, and with high prices, it would spur more.

Why is inventory so low?
A lot of people can't afford to buy a new place if they sell their house. 

If you sell before you have a place, you could get squeezed out.  Most buyer won't accept an offer that is contingent on the sell of the buyer's current home.
