The wife wanted some bracelet made by Herm's or something like that, so we drove up and got it.  Had a very expensive lunch, comparatively speaking next door, the food was pretty decent and the service was definitely subpar.  I then drove up through NW Atlanta where they are tearing down large 30 year old homes to build flat out mansions.

Yeah, the lots are so valuable they tear them down to build mansions.  The old houses are a "mere" say 5,000 sf and the new ones will top 15,000.  There is one or two like this on every street.  This is an old residential area, some homes are over 50 years old, but most were already bought and replaced.    Below are a couple examples of a replacement "home", they look more like a hotel.  It's hard to believe that many people have this much money, and you can drive for miles and see this sort of thing everywhere.  And it's in the city limits of Atlanta, property taxes would buy you a decent house elsewhere.

This much more modest home is in the residential area north of us, we like to walk through it at times.



Looks like a "rational" size, listed at $2.5 million.   Location etc.  No garage, no basement.

If we were to move, for example to Denver or Austin, we would immediately be able to afford something ridiculous. In either place if you're in the suburbs and you're looking to spend, say, $500-600K, you can find a 3700 sf beautiful place.

But... What do we need that for? A portion of it, of course, is that having the kids dictates a certain minimum number of bedrooms and bathrooms... And then having a dedicated office space would be ideal because I expect I'll be working from home for the foreseeable future--even post-COVID. But there's a limit.

We're in 1200 sf now, and that is clearly too small. But do I really want to furnish 3700 sf? Do I really want to clean 3700 sf? Do I really think there will be rooms that won't just sit basically unused (especially since we'll only have the kids 3-4 months of the year)? 

Nah... While I'd take 3500+ if the right house at the right price happened along, a much more comfortable number would be 2500-3000... That's big enough to be roomy without being ridiculous. And probably wouldn't blow the budget straight to hell... Saving $100K+ in purchase price would improve our quality of life a hell of a lot more than that extra square footage...

I bought this place, just under 1100 sq ft, back in 1989 as a starter home.  Figured I'd be here until the 2nd daughter got a few years old.

I do have a full basement that is partially finished.  Oldest daughter lives down there.  Large bedroom, walk-in closet and full bath.  Walk-out to the backyard patio.

I'm still here.  Too late to move out now.

I've saved a ton on interest and taxes.

I did look into building a new house 10 years ago or so.  I had a pretty good plan at just over 1600 sq ft.

I have a large home by any sq ft measure.   During CV we do clean ourselves.   We do it every two weeks as we did w a cleaning service.   It takes a solid four hours, my wife and I.  We may break it up.  My wife is OCD on bathrooms so she's not once overing anything.   I kind of enjoy it.  I handle the hardwoods, carpets and all of the dusting since my reach is greatest.  My youngest does the toilets.   The oldest organizes. Nice savings.

I've been cleaning my small house since I moved in.  The ex-wife wasn't a cleaner.

Cleaning a house isn't difficult, it's more about effort than anything.  My mother taught me the proper way of cleaning every week while growing up.  We may have had the cleanest house in the area.

I don't have the cleanest house in town today, but it's not filthy.  Since it's just me and the daughter, I clean when I'm motivated.  Usually when I might be expecting guests.

I'm hosting a small dinner party tonight.  The house got cleaned last night.

I don't like cleaning bathrooms, especially toilets, but it's really not that bad.
