There is nothing structural or fundamental at this point that would cause a market nosedive.

The choppiness we are seeing in the markets is mostly based on emotions.

I got a late start on the retirement investing.  Well, that's actually not quite true.  I started early enough, I just lost most everything during a multi-year period of physical difficulty.  However, the IRA I started some years ago has an average annual return of 12.8% so far, which kinda blows my mind.  I've got it balanced extremely aggressively, so maybe that explains it.  There has to be potential downside to that, or everybody would select that option.  Not sure what the long-term outlook is on keeping up that pace, but it's coming up on 10 years old, and that's a decent chunk of time to show a track record.  (That might go in the happy thread, 'cuz I'm pretty happy with that return.)  

If I stick with this job, there will be a pension....won't be that much since my # of years worked wouldn't be high enough to really make the formula equal a lot, but much better than nothing.  And whatever little bit SS gets me.  If that's still solvent.  

I've always been attracted to rental property as an investment, but for various reasons, never been able to pull the trigger on it.  I'm at or nearing the age where I likely need to do something about that or forget it, because I don't want to get to retirement age and still carry a note on rental property.  I know the income hypothetically takes care of the note, but I don't want that uncertainty of a rental property sitting empty, with me still owing on it, when I'm retired.  

I'm not going to manage a property myself.  I probably wouldn't want to anyway, but physically I can't do some of the repairs that would potentially need doing, certainly not in a timely manner.  I'd be looking at using a property management company.  

I guess I'm curious if any of you have experience in that, and if so, what things to look out for.  How would you vet a management company?  What do you look for and what do you stay away from?  Or just any general advice.  If I can talk the wife into it, seems kinda like it's now or never.

I wouldn't want to manage properties (or anything anymore really). If I did, I'd have to deal with people and I'm not doing that.

I don't enjoy managing our rental properties.

I enjoy even less dealing with the property manager that we hired for our first one, who we've just had to fire for negligence and dereliction of duty, and I'll almost certainly have to sue him to recover some of the money he's stolen from us.

In the coming years, we are gonna have to decide if we want to get into the rental property space. Guessing we won’t, but who knows?

You can participate in rental property with a REIT. 

Your taxes can of course get more complex.

We settled with our former propety manager.  Not as much as he dicked us out of, but more than I was hoping we'd manage, and we avoided a lawsuit.

I'll eventually put some details in the grumpy thread but man, it's been an exhausting several weeks dealing with this.  The good news is the property is back to being 100% in our control, and we're able to move forward free of any... entanglements.

We have holdings in California through an LLP set up by my brother-in-law (RIP). His company has everything under one roof. Maintenance, management, procurement, etc. It's a big operation and none of the partners ever have to lift a finger.

His wife manages it now from up top and she's doing great. About 1,200 properties total with all the LLP's that are in place. I wish we were in more than just the one.

I think ours is going to sell soon. There are about 30-35 homes in this one now, I think - mostly in Compton.

Good news: My portion is in a self-directed Roth IRA. The proceeds will be tax-free.

The good news is that the property is completely paid off and as soon as it's leased again it'll be cash flowing positive enough to pay for my daughter's college.

My son, on the other hand, is screwed. :57:
