My friend Bald Greg (ran the tailgate party with me) did this, bought his 1st house at age 23.  I didn't, I was busy spending money on boats and girls and travel, so I rented that entire time, and I didn't buy my first house until I was 29.  That delta has resulted in Greg being about $500,000 ahead of me in assets.  I'm doing fine, but I don't think I had $500,000 worth of fun in the meantime...

I was making $9.50/hour in 1988 - ~$20K/year + OT (lots of OT). That's about $64K/year now.

320 percent increase.

I paid $95,000 for the place. It's $235,000 today, and it's actually for sale right now (for real)!

250 percent increase.

You can go back to 2015 on Zillow. The place was worth $120K in 2015. 2008 was a killer in Illinois. Only recently (past 2 years) have prices really spiked.



The place I bought in 2007 is worth just a bit more than what I paid for it, despite making $120K in improvements (the pics are still on Zillow). I really liked the place and town. Just in the wrong failed county and wrong failed state.

You could always move to Chicago. I strongly advise to not do that.

Worse than that is we had not sold our other house yet. That took another 8 months.

The typical U.S. household needed to pay $227 more a month in March to purchase the same goods and services it did one year ago because of still-high inflation. Americans are paying on average $784 more each month compared with the same time two years ago and $1,069 more compared with three years ago.

This is the real problem.

Inflation is up 20% since Biden took office (msn.com)

No one has offered to pay me a good deal of money to be that cold, and I’m not doing it unless the payoff is great or a woman drags me there.

Yeah, 2005-07 was when I lived in Atlanta. Bought a house there (was supposed to be a permanent move / place to raise kids) and sold it for a tidy three-figure profit

Coming back to CA in 2007 I said HELL NO regarding buying. I waited until Dec 2010 when everything had hit bottom. I know they say you can't actually "time" the bottom, and I went into it feeling stable enough that I could weather a continued slide lower in prices, but that I didn't think more than 5-10% downside was there. As it happens I think I just about nailed the bottom. 

Now if only I'd found a way to keep that place in the divorce...
