We lived in modest homes - could have afforded much more. We did have the boat - could have afforded a bigger one. We drove our cars for 15-20 years.

Work was hard on both of us, along with raising 2 productive American boys.

I'd say we still live in a modest home. We could have bought a house on the salt water but chose not to. We could have bought a 36-foot boat with 3 or 4 motors. We bought a 26 with 1. My Benz is 10 years old.

I guess we're roughing it. :)
At least one person around here would say you're RICH!

it's a mystery to many and unfortunately a larger mystery to most young folks

many people back in my day wanted it "now"
didn't want to wait, no patience
I understand it

I wanted a motorcycle badly
I wanted my first car when I was 14, then 15, then 16 and finally got it when I had saved the money at 17

many get used to just takin out a loan or putting it on a credit card because they don't want to wait

I think most of us here who have retired in some comfort still "pinch pennies".  I'd like to fly Delta One to Europe, but the cost is outrageous.  I'd like to have a Mercedes SUV like my buddy, but we bought a Hyundai.  Some of the condos near us are more ritzy, we like the location here better, even though the building isn't ritzy.

I also went to college for eight years, some of which was, well, unpleasant, and worked 30+ years at a job.  Sacrifice early so you can have some comfort later.

Avoid credit card debt like the plague, don't take fancy vacations, pay off loans ahead of time, don't dine out often, try and buy something even if it's a modest home rather than rent (this may be changing), max out your retirement plans as soon as you can, keep your vehicles ten plus years and maintain them yourself if you can, this isn't a mystery.
My BS Eng took me 9.5 years. Working through school to pay for it made it so.

I’m sort of curious, what do you consider a “modest” home?

Modest to me may be different than modest to you. 

Tough question, but we could have bought a house for 3-4 times more than what we paid for this one. 

For us, modest.

my modest home is a pre-fab 1100 sq ft 3 bedroom 2 bath built around 1982
came in 2 pieces and was set on a poured concrete walkout basement on a 100x200 lot on a dead-end street in a town of 250 people

sale price in 1989 was $44,000

it wasn't great with 2 teenaged daughters in high school that could have used larger bedrooms with more closet space, but it was fine.

Was supposed to be a starter home but, after the divorce it was enough.
Also, better larger options just never seemed the right fit at the time.

Now, I live there alone and it's more than plenty.

We're about 1750 SF and it's probably 1000 SF too much. 

We live on the Lanai and in the pool most evenings. 

My "office" is about 10x10, the Master is too big, the great room goes unused most of the time. 

Great kitchen, but the grill is not in it.

I'll post some pictures. Maybe later. Gotta find them.

Our condo cost over double what our house in Cincy sold for.  The location is unbeatable in my view.  Other condo buildings here tend to be a lot fancier, mostly in ways I wouldn't appreciate.  "More than enough" is fine, just enough can be even better.

Space in a house can be over weighted, a bragging item, not something of any real merit.

But my step daughter has four kids and a husband in a 1100 sf house in SD.

They manage.  The backyard is pretty nice.

yup, I remember my buddies in construction back in the 80s complaining because houses were getting SO BIG

just killing trees, no need for that much room

they are obviously larger today

looking at homes built in the 40s or 50s - they got by

The small SD house was built probably 1955 for blue collar types back in the day, it's near the air base etc.  The lots are quite small, but today it's a pretty nice area.  And today it went for a cool mil.  Back in the day it probably sold new for maybe $3-4,000 in their money.  

I grew up in a pretty nice house in suburban ATL.  It had a half basement, 4 bedrooms, ranch layout.  It was very middle class.  The high school was "OK" academically relative to what was around in Georgia at the time.  I think UGA then was a typical larger southern state univerity with rather modest academic pretensions though they did have an Honors program that was said to be pretty good.  The Hope Scholarship program is what has boosted it from midpack to pretty decent for a public U according to rankings.

The average incoming SAT scores have soared over the years because they are attracting students who otherwise would have gone to Tech/Emory/Vandy etc.

We don't live in a modest home, it's way too much. When you're coming from a 1400 sqft tract home in the middle of the city, pretty much anything bigger looks glorious.  But what you don't realize, is just how much it takes to keep up with a 3,800 sqft house.  More electricity, more natural gas, more water.  And then, just how much of it there is to CLEAN.  It can be completely overwhelming.

And then add the pool and all of its maintenance on top of that...

BUT... the neighborhood is fantastic, with a tight community feel that you can't find anywhere in Austin proper, and the elementary school, middle school, and high school are all easy walking/biking distance.  Plus, the house is large enough that every bedroom has its own bathroom, there's plenty of bonus space for the family to spread out when we need to.  This unnecessarily massive house was GREAT during COVID, we each had places to retreat to when we got sick of staring at each other.  And it's also served well to help house my family/friends over the past two winter storms that knocked out power and water to much of Central Texas, but not my house.

But as soon as the youngest has finished high school and moved on to the next thing, we're definitely leaving this joint and downsizing big-time.
