Curiously, the used car market has seen a spike in prices as well, because the new car market has trended up. I can't remember the details, but I was reading about this phenomenon recently, where the auto manufacturers are largely marketing to the wealthy in a way that they traditionally have not (i.e., a much higher percentage of what they are making is targeted to the top 20% of wage earners).

It is complicated.

And yes, affordable housing is a big deal around here. Well, it's a big deal to talk about. How much actually gets done? That's a more interesting question--and probably not one for these boards.

Maybe I should have stuck it in the grumpy thread.

That is what it is.

(It’s also fine that people back in the day got relatively cheaper houses. Good even)

There is quite a bit going in down here in Florida. We need it badly if we want people in the service industries working here, so I'm happy to see it.

I did quite a few in Illinois and it's really hard to get things done up there. The last one I did up there took me 3 years to get through the entitlement process, with 24 different permits. That's a lot of holding and other costs over 3 years. Not too many developers have the appetite for that.

I've thought about this and looked into this stuff a fair bit the last year or two.  Partially because my stepsons are Gen Z and face this reality, and one of them frequently laments the cost of housing.

It does seem that there's a Gen Z camp that complains about the cost of things, and a Gen X/Boomer camp who complains Gen Z are whiners who mismanage their money.

It seems that there's truth to both sides.  I'm probably only qualified to speak about my corner of the country, where I'm most familiar with the housing market and wages, and to a lesser extent, the lifestyle trends of Gen Z'ers.  It really is the case that housing and some other things are more expensive, and it's harder to start out than it was for my peer group 25 years ago.  It also really is the case that it's still more doable than they want to make it out to be, and that their expectations are significantly higher than ours were when we left the nest, or prepared to.

Seriously, if you press them on what, precisely, they think their life should be, I want to tell them to quit whining, we had no such luxury when we were that age either.  It's like they look at the home and the lifestyle they've been living at home with us, and believe they should be able to transition to their own home and life, at the same quality of life as they were afforded by us.  But when I first left home, I couldn't come close to having a home or a life like my parents did.  Neither did I expect for that to be the case.  I just kind of knew.....you start out, and things are thin for a while.  Then, hopefully, you advance your career, you make more money, you save for more years......your station improves.

But I also want to tell the Boomer contingent who just complains about Gen Z whining and countering with endless incomplete stats that, yes, it actually is harder to start out, even at the starter level I'm talking about.  So don't act like it's all in Gen Z's head and there's nothing going on here.

And all of that other stuff, back in the day.

iPhone, Netflix, Doordash, $75 haircuts/purple hair, Starbucks, tats, etc.

You forgot those parts.

I've never been to Starbucks, don't have tats, get my haircut at Great Clips, no iPhone, never used Doordash, only got Netflix one time for Christmas Day football.

I have a brother who always complains about being broke he and does/has all of that shit broke people do/have. Recently he was going on about not being able to afford a house and I asked him if he really needed that brand new Rubicon. WTF? That turned out to be a short conversation.

Me?

We're in pretty great $$$ shape.

COVID caused the used car market to spike (like many other products)  it seems tough to reverse those prices lower after they've gone higher

Ain't tryna stop ya.  Just offering perspective.

I'm Gen Y, and I do my share of complaining.  Sometimes I complain about people complaining.

Supply and demand. It's wild how those impact prices. And then sometimes don't.

People are strange.

But one's thing for sure, grumpy old people have always and will always exist. As have/will young people who lack perspective and think things should be different. Is that news? I think not.

Your brother is like this? Well that doesn’t track. He’s of an older generation, and the rambling AI post said that group was intrinsically good with money and that’s why they own houses.

In a less snarky way, all of this is part of the bitching and moaning factory. It is fine to say, it’s mathematically harder to buy property that it once was. There is also more shit to spend money on and plenty of “grandpas” when they were young, would’ve spent on stupid stuff. A lot still do.

Is there a case younger generations are marginally spending more on random crap? Probably. Is it a main driver? Provably not. And if the older version of those undisciplined people bought houses back in the day, it honestly probably was because homes were relatively cheaper.

Now get that smug self satisfied AI slop off my lawn! (That my fiancé wants me to mow)

I understand its actually harder to start out today.  yes, there something going on.  It's not good.
It was harder for me to start out in the 80s than it was my father.

Whining and pointing to stats and blaming billionaires and waiting for politicians to make things better does nothing.

sit down, make out a budget, cut out luxuries, live within your means, set aside savings for a down payment, work some overtime, take a better paying job with more responsibility that you might not enjoy.
more or less, live a miserable life for a decade or so to get to a better place and future
